Home loan EMI: how down payment and tenure change the monthly payment

Compare a higher down payment, a shorter tenure and a lower rate before choosing a home-loan EMI.

A home-loan EMI depends on the amount financed, reducing-balance rate and repayment term. A larger down payment reduces the financed balance. A longer term can reduce the monthly EMI while increasing total interest.

Compare one change at a time

Start with the property value, down payment and lender rate in the home loan EMI calculator. Then change only the down payment or only the tenure. This makes the trade-off visible instead of hiding it inside several changes at once.

Use subsidy only when confirmed

If a subsidy is documented, model it as a separate credit. The PMAY subsidy calculator is a planning screen, not an eligibility decision. Compare prepayment separately with the home loan prepayment calculator.
