How this va mortgage calculator works

The model adds an entered funding-fee percentage to the financed balance, then uses a fixed-rate repayment formula. Taxes, insurance and HOA costs remain separate monthly inputs.

A worked example

A $400,000 purchase with zero down and an entered funding fee shows the effect of financing the fee versus principal and interest alone.

Does this establish VA loan eligibility?

No. Certificate of Eligibility, lender underwriting, entitlement, funding-fee exemptions and loan terms must be confirmed with VA and the lender.
